About the role:


 Reporting to the Vice President, Capital Markets, the Investment Analyst is responsible for supporting Gracorp’s Real Estate Development Team in the assessment of new projects and management of existing developments.  The incumbent will be responsible for financial analysis, conducting market research for development opportunities, and providing ongoing financial monitoring of existing projects.  This includes performing sales analysis, valuation support for financial reporting, and preparation of presentation material for internal and external stakeholders. This role will be based out of our Vancouver office.

 

As an Investment Analyst at Gracorp you will:


 Financial Modelling
•    Create and utilize complex financial models that provide required information for forecasting, planning, and budgeting. 
•    Assist with the creation and assessment of the financial front-end analysis of a project prior to acquisition.
•    Work to understand market restrictions (land, zoning, etc.) and opportunities to accurately perform financial analysis. 
•    Monitor and audit financial models, review calculations and outputs in project budgets, and develop equity IRR analysis for senior leadership.
•    Apply skill and acumen to modify and support the many variables of such financial models to forecast potential outcomes.
•    Support the development teams in resource planning and effective timeline management.


Capital Raising and Debt Management
•    Support due diligence and conduct research to assist with new acquisition opportunities and deals. 
•    Understand and evaluate various deal aspects to support team negotiations.
•    Actively take initiative to present financially beneficial acquisition and deal structuring scenarios and flag unfavorable terms during negotiation process.
•    Determine financing requirements, accounting for numerous variables and appropriately calibrating financial models.
•    Analyze financial structures and prepare institutional quality internal and external presentations. Audiences include Graham executives and capital market participants (equity & debt providers).
•    Understand and monitor status of existing properties to support refinancing efforts.
•    Monitor and actively seek out construction cost figures and timelines for projects.
•    Track financial bond markets, debt markets (CORRA / SOFR) and project financing costs.
•    Develop and update marketing documents for the team to be used in partnering discussions and presentations.
•    Perform administrative tasks for finance workstreams. 
•    Maintain robust file management procedures and actively share information with the development teams.
•    Build and maintain relationships with stakeholders and industry peers.

 

Valuation Reporting
•    Oversee investment valuation analysis of all related entities to support financial reporting and analysis. 
•    Evaluate impact of various construction timing and costing scenarios for impact on financial returns.
•    Work closely with the project accountant and development team to track development budget line-item cost overruns and provide reallocation recommendations.
•    Monitor relevant regional and national financial markets and trends to accurately incorporate financing costs and conditions for investment analysis.
•    Build and update internal tools, such as equity analysis, project valuations, investor presentations, board reports, and historic data capture.
•    Perform market analysis of comparable projects and capitalization rates. 
•    Assist with quarterly portfolio valuation. 
•    Utilize third party data resources to research industry trends, prepare quantitative reports and summaries on strategic research mandates.
•    Support development teams with equity reporting; board and monthly meeting preparations, minute taking and assisting with the adherence to partnership agreements.
•    Maintain, monitor, test and advise on scheduled reporting and covenant requirements for our debt partners.


Qualifications / Experience:
•    Post-secondary degree is required with a focus in Finance, Real Estate, or Economics concentration.
•    CFA, or other financial designation preferred.
•    4+ years of experience in related roles focused on real estate investment.  
•    Experience in creating and working with complex financial models or equivalent education.
•    Proven track record of superior analytical, research, and presentation skills. 
•    Demonstrated advanced proficiency with MS Excel. 
•    Advanced knowledge of deal pro-forma, structure, and processes. 
•    Ability to prioritize appropriately to meet deadlines and manage workload effectively.


Compensation:
•    $92,000-$127,000 per annum
•    Salary will commensurate with education and experience.
