About The Role
Reporting to the Pre-Construction Director / District Manager, the Pre-Construction Specialist oversees the estimating and budgeting process, schedule development and management, constructability, procurement, and management of client, consultant, and stakeholder relations from the start of a proposal / opportunity through to contract agreement for projects requiring pre-construction services. The incumbent works closely with the Business Development Manager to provide input into proposal development and the overall business plan, and has a strong background in estimating.
As a Pre-Construction Coordinator at Graham, you will:
- Define and manage pre-construction requirements for the project
- Oversee, collaborate, and align the teams involved in the pre-construction process
- Develop and support the procurement strategy of the project
- Analyze and review project-specific risks
- Maintain ownership of the risk register
- Develop and manage the bid / pre-construction schedule
- Communicate and collaborate with the owner and project stakeholders
- Oversee regular collaboration meetings with the owner and the pre-construction teams
- Develop and manage the budget and estimating requirements for the project
- Collaborate with the Proposal Manager or provide input to develop the proposal
- Ensure that design management is aligned with the bid / pre-construction requirements
- Work with the Regional Manager / Pre-Construction Director to provide input to the overall business plan
- Work with the Design Manager to complete the design review at various stages of design development, including constructability
- Follow all pre-construction processes, including bid / pre-construction scheduling, integration of estimating and design coordination, commercial management, scheduling, internal approvals and validation, cost control for bid costs, subcontractor management for consultants, and preselected subcontractors
Education, Experience and Knowledge

Completion of a university bachelor program in a technical, business, or scientific field of study; degree in Engineering, construction management or Architecture is preferred.

P.Eng, Project Management, and LEED certifications are assets.

New graduate with strong co-op experience within general contracting or a junior professional with 1 to 2 years of experience in Project Coordination or Estimating

Experience working as a consultant in an engineering, general contracting or architecture firm is an asset.

Decent understanding and knowledge of design processes, construction matters, finance, and contracts.

Strong strategic thinking skills, and an intermediate level ability to view business opportunities before they materialize.

Exceptional listening skills and ability to gain information and intelligence and to know what projects are upcoming

Beginner/Intermediate level project management skills

An ability to read clients and know how best to communicate with them

Proficiency with MS Office Suite, BIM software, and Toolbox
