You will also further hone your skills operating under various delivery methods including Bid-Build, Design-Build, Construction Management and IPD (Integrated Project Delivery).

 

Summary 

The Superintendent 2 is accountable for field operations from initial project planning to completion for projects with annual revenues between $15M - $25M. They are responsible for the site management of the project and all project activities, including the supervision of self-performed and subcontracted construction work, and focuses on managing the execution of the work by utilizing and leveraging the team’s experience. This includes ensuring that the project is built on time, within budget, and according to company policies and procedures. The incumbent is responsible for managing, directing, and mentoring foremen and other field personnel, including junior Superintendents, and possesses comprehensive knowledge of the project management lifecycle and S-Curve. The incumbent actively searches for risk and opportunity, and has the necessary experience to correctly recognize and escalate commercial issues. 

 

Essential Functions 

Execution 

  • Manage and participate in the development of construction strategies, project execution planning, scheduling, and estimating.  

  • Play an integral role in all stages of the estimating cycle, with ownership of accountability for the estimate and an understanding of the plan created as a result. 

  • Communicate consistently with subcontractors and staff the expectations and directions regarding schedules, construction methods, company policies and procedures, permits, safety/loss prevention, quality control, and other performance standards.  

  • Manage the process of developing scope strategies for subcontracts and self-performed work, and assigning of subject matter experts of resources accordingly. 

  • Review and approve the submissions and revisions of project drawings with subcontractors and other superintendents. 

  • Implement the coordination of and adherence to the project safety plan.  

  • Attend all pre-tender meetings. 

  • Ensure that project site and company assets are secure and a safe and respectful working environment is maintained at all times. 

  • Review construction drawings and specifications, planning and preparation of execution, inspection, testing, and safe work plans, and pre-empt problem areas. 

  • Manage team members and conduct performance reviews. With guidance from a senior Superintendent, carry out performance management, disciplinary action, termination, back charges and other required actions.  

  • Review billable charges for materials and subcontractor requisitions and approve or deny as appropriate. 

  • Facilitate all Progress and Safety meetings with all subcontractor representatives and review and obtain agreement on upcoming work to be accomplished.  

  • Ensure project closeout is appropriately finalized to settle all financial obligations, demobilize all resources, and transition the project to the client. 

Planning and Process 

  • Understand the project specifications and general conditions of the contract, and confirm that all materials and work comply with the contract and quality specifications. 

  • Communicate and work with Project Manager and other personnel as required with respect to changes to methods, materials, schedules, and procedures. 

  • Maintain a planning cycle that encompasses 6 months of project execution regarding materials, schedules, and crew. 

Financial Accountabilities 

  • Review the project planning, direction, organization, and budgeting of all self-performed and subcontracted construction work. 

  • Review the management of the project budget by controlling expenses, administering owner and subcontractor billings, and identifying work not covered by subcontractor’s scope of work/budget. 

  • Review the development and management of the contract’s general conditions, construction phases, and buyout strategy during preconstruction. 

  • Make commitments (i.e. contractual, spending, or purchasing) on the general contractor’s behalf as described in Level 2 of their Authority Matrix:  

  • Contract / Sub Contract Change Orders: up to $25k 

  • Short Form Subcontracts: up to $10k 

  • Purchase Orders: up to $10k 

  • Purchase/Sale of Capital Assets: up to $10k in value 

  • Conduct business in line with client guidelines. 

Client Focus 

  • Emphasize the customer service and relational importance of the job in addition to executing the work. 

  • Manage the experience of customers to ensure positive relationships are established and maintained, including direct participation in change and conflict management. 

HSEQ 

  • Take personal responsibility both for your own health and safety, and that of other workers, visitors to the site(s), the community, and the environment.  

  • Assist, conduct, and coach worker(s) in Field Level Risk Assessments (FLRAs), and Behaviour Based Safety.  

  • Know and comply with client requirements, Occupational Health and Safety Regulations, and all applicable government laws and regulations. 

  • Hold direct reports accountable for HSE performance, and verify that subordinates are executing their responsibilities properly. 

  • Demonstrate HSE leadership at all times. 

  • Ensure contractors and subcontractors meet or exceed HSE MS requirements during execution of work. 

  • Hold the authority to control the quality performance on project site. 

  • Communicate the PSQP to the project site team including subcontractors. 

  • Execute the PSQP and implementation of all quality activities on site. 

  • Monitor the performance of quality by the subcontractors. 

  • Verify that the project site team is performing all required quality activities and hold them accountable for their quality performance. 

 

Education, Experience and Knowledge 

  • Degree in Construction Management, Engineering, or Business, or Journeyman Trade Certification or a related designation is preferred. 

  • 10+ years of experience required. Depending upon the project size, scope, and complexity the years of experience may vary and may require an ability to assist with more than one project at a time. 

  • Completion of all Builders’ Framework Fundamentals courses and started the Builders’ Framework Essentials courses. 

  • Knowledge of the principles of cost/benefit analysis, and understanding of the full impact of change on project cost and scheduling. 

  • Comprehensive knowledge of major construction disciplines including cost control, scheduling, AOEs, supply chain, subcontractor selection, labour negotiation, asset management, and safety regulations. 

  • Advanced knowledge of construction engineering and design (eg: formwork, hoisting, access, soils). 

  • Comprehensive understanding of contracts and subcontracts at a tactical level. 

  • Ability to effectively delegate tasks as well as leverage the expertise of team members. 

  • Commitment to quality and safety, and ability to evaluate project related processes and make necessary changes to meet or exceed internal and external customer expectations. 

  • Proficient with MS Office Suite.  

  • Proficient using scheduling and project management software.
