About The Role:

 

The Project Manager will oversee all aspects of the project including direct communication with owners, contractors, architects, designers, etc., concerning project cost, staffing, and scheduling. They will coordinate and complete assigned projects for construction jobs. This individual will be involved in project planning and start-up, project financials, project pre-construction, project execution, and close-out. They will maintain a relentless focus on meeting and exceeding customer needs and expectations. They will be responsible for managing and mentoring junior project management team personnel and should possess the technical, leadership, and communication skills necessary to complete a project from estimate to ensuring timely completion with limited supervision, and profitability for all projects.

 

As a Project Manager at Milender White, you will:

 

  • Collaborate with Preconstruction in preparing, revising, and monitoring information regarding reports related to costs involved in developing the project budget
  • Understand and review with the team the entire owner contract and special owner requirements
  • Use the information from the third point to address any areas of risk and forecast realistic budgets
  • Ensure every specification section is included in a subcontract (Furnish & Install)
  • During buyout select the "right" subcontractor that balances low cost vs. performance
  • Ensure all subcontract bonds, insurance, and executed contracts are in place prior to starting work
  • Apply construction expertise to ensure proper project planning, scheduling, staffing, cost control, and project management
  • Assess risk for bondable subcontractors
  • Manage the risk of subcontractor defaults via payments, lien waivers, and communication with sub-tier vendors/suppliers
  • Verify a CE vs. an Issue. Review and closeout change estimates in order of priority
  • Set up the original JPS and cost control
  • Timely and in-depth margin analysis and reporting each month.
  • Work with Superintendent on PO's and comparison to budget
  • Ensure all Issues are entered, tracked, and resolved in a timely manner.
  • Review CE pricing prior to submitting it to the owner to ensure it is complete, justifiable, and defensible
  • Perform Safety Walks to build a safety culture on projects
  • Integrate safety in Buy-Out & Project Startup
  • Review/support/encourage staff participation in STOP Card Program
  • Ensure all company meetings start with safety
  • Review Orange Report, STOP participation, Volume II, and safety scoreboard with the project team and hold them accountable

 

Qualifications/ Experience:

 

  • Construction related Degree, Diploma or hands on trade’s experience is preferred
  • 7+ years of field experience and minimum 4 years of direct experience as a Project Manager required within a commercial building setting
  • Experience with large scale renovation and self-performing preferred
  • Familiar with a variety of the field's concepts, practices, and procedures
  • Leads and directs the work of others
  • The ability to confront difficult situations and manage them to a successful conclusion
  • Has strong math and analytical skills
  • Has a passion for construction, a desire, and a natural instinct to build
  • Proficiency with MS Office Suite, InEight, Primavera P6, On-screen Takeoff and Bluebeam is an asset
